When a commodity is submitted by the owner to the other party for future transaction, the mutual relations can be in the form of contract, unilateral obligation or mere authorization. Therefore, the nature of this relationship depends on the intention of the parties and there is no obstacle according to Sharia law to it. The practice has some effects and it is necessary to identify these effects in order to determine the type of relationship of the transactors and arbitration between them. Guarantee on damage or loss of the commodity is one of the guarantees that in view of some jurists is the owner’s obligation, while some consider it that of the receiver. However, since the owner delivers the commodity to the other party upon his will, it is unlikely to consider the receiver responsible unless in wasting commodity or in encroachment. Therefore, guaranteeing the commodity in case of damage or loss is on the owner. Upon evaluation of various views on the nature and impact of the said institution, in this paper all aforesaid views can be taken as one. In this case, the probable problems for the traders in this area will be removed and the ground will be prepared for a fair arbitration between them. Manuscript profile

Scientists and economists regularly uncover trends by analyzing: patterns in government and corporate research policies; new technological advancements and discoveries; market supply and demand fluctuations; and present moods, needs and spending habits of consumers. But for small businesses owners, there are many books, papers and web sites about new trends and megatrends. They talk about future changes such as: Shifting the global axis of power and influence from West to East, or underlying Asias rapid modernization include a shift from central government control to free-market economies, the emergence of female entrepreneurs, mass migration to cities and a resurgent individualistic spirit that rejects welfarism. These patterns can be uncovered through the computer analysis of large amounts of data taken from databases, polls, news clippings, or any other medium where information can be accumulated. From these patterns - as well as knowledge of past tendencies, historical cycles, an empirical understanding of human nature, and primitive gut reactions – they piece together astoundingly accurate predictions. This paper introduces new patterns and megatrends to business owners in order help them to plan their strategy and approach for sustaining their customers and their businesses. Manuscript profile

Moving towards information age which is the undeniable reality of third millennium, is more fundamental than conventional imaginations about the rise of computers or virtual spaces number only. In this era, a considerable share of intra and inter-urban communications done by Telecommunications, which is not only independent from geographical and physical environment, but also is completely intangible and invisible. Significant advances in telecommunications and undermining of time and distance constraints, in one hand, dominate a new logic –space of flows- on world geography and in the other hand, define the future city as an integrated physical- virtual phenomenon. Now the key question is that in such situation, to what extent the conventional methods in urban management based on only physical reality of cities, can manage and plan the new trends of future physical-virtual city? In this research, with a fundamental approach and analysis-based method, first we clarified the main features of current management and planning by studying the basic principals of industrial society. Then by comparing these with changes in the information era, the conformation of conventional methods has been evaluated. The research shows that these methods mainly don’t have enough correspondence with the principals of the new age. This leads to decrease in the efficiency of such patterns for the future city. These Incompatibilities have been explained as three challenges faced with current management and planning methods: challenge in concepts, challenge in method and challenge in indicators. Finally, we noted to some important point should be considered in the management and planning the future city. Manuscript profile

Water resources have always been the focal point of the civilizations and urbanities formation. Human societies, at the early age until now, have been initiated around these resources. Therefore the preservation of the water resources for the next generation and correct exploitation, play a crucial role in sustainability and extension of civilizations. Then, most of the experts believe that wars at the 21th century are about clean and pure water resources. In these days, because of excessive increase in environment uncertainty, the traditional planning approaches/methods have lost their usefulness. To confront these uncertainties and at the age of Cold War, scenario planning established as one of the future proofing approaches/methods. In scenario planning, against the traditional planning methods, the future has not seen as the extension of the past, on the contrary, general environmental drivers and forces form the future state of a system. Considering the uncertainities in water resource management, this article has tried to use scenario planning approach for future proofing, finding driving forces that shape the future state of water resources in the Golestan province and then determined the crucial drivers by interview with the experts of strategic management and water resource planning fields. All possible scenarios have been written and at the end, for managing water resources in stable ways, strategies and course of actions have presented. Manuscript profile

Wound healing has been a major medical challenge in recent decades and it increase motivation of researchers to develop various therapeutic approaches. Along with the latest developments in science and technology, diverse approaches have been created and improved. Although Traditional management, including wound dressings and skin grafts, is still commonly used in current practice but newer technologies found their roles in wound management, such as using stem cells in skin grafts or combining traditional treatments with anti-bacterial nanoparticles. Various upcoming technologies, such as nanotechnology, biotechnology, stem cell therapy and telemedicine have emerged in recent years and are being used to assist wound healing, or even to replace traditional methods. However, many of these methods still lack assessment by large-scale studies and extensive application. Also, studies should design to explore cost-effectiveness, conveniency and efficacy of them. In this review, authors focus on and summarize recent developments involving hi-tech therapeutic methods that lead to both rapid healing and better cosmetic results. Manuscript profile

Sustainable development of tourism requires a future studies approach. Given the nature of sustainability and the complexity of the open tourism system and its impact from trends, events, and changes (known as drivers), such an approach can identify, understand, and analyze the complexities and the operating drivers. This applied research with a descriptive-analytical method and a prospective exploratory approach identified the most important drivers that would affect the sustainable development of Awraman (Kurdistan, Iran) rural tourism. To identify the drivers, we used the Delphi technique and selected 38 experts. The MicMac software was used to find the relationships and their impacts and effectiveness. The results showed that the tourism system of the region would follow an unstable development. In such a situation, the aggregated drivers of economic, institutional, and environmental indicators would be more effective than social drivers. The most effective driver would be an inappropriate business environment, while a culture of self-employment and entrepreneurship would be the most influential driver in the sustainable development tourism for the region. Population growth and increase in energy consumption and excessive use of natural resources have caused many problems for human societies. The contribution of the construction industry in the consumption of resources and the production of pollution caused by it is high, and the waste produced from construction and demolition operations causes many problems. Man, nature and architecture are three factors that have always been side by side and effective on each other throughout history. In the meantime, architecture, as an element connecting man to nature, can fulfill its task properly when it is used with proper knowledge and understanding of the conditions and needs of man and nature. By using the experiences, sciences and techniques hidden in the heart of nature and building a bridge of friendship between man and the surrounding environment with the help of architecture, it is possible to create a work that is of the nature of the environment and will be mixed with the environment. Decades have passed since the introduction of sustainable architecture and many solutions have been presented by architects to solve crises. Sustainable architecture is a process that can be repeated. Sustainable architecture can influence the quality of the final product and identify a process that is sustainable. Our goal in this research is to investigate sustainable architecture in the design of future buildings based on the environment. In this research, the measures taken on case samples in specific periods of time, as well as their effects on the environment and geography, were investigated using the method of comparative studies. Then, the explanation of sustainable measures used by architects in the design of future buildings was put on the agenda. In the following, the results have been presented with an analytical method. Researching the future, developing future scenarios, and providing requirements and solutions to face the future are essential responsibilities of policymakers, leaders, and planners of higher education. Various factors and drivers, especially information and communication technologies and digital developments, have transformed universities' role in shaping the more comprehensive higher education system. In this article, based on the study of Orr et al. (2020), five scenarios and models of higher education for 2010 are presented. These scenarios include Tamagotchi, Jenga, Lego, Transformer, and Garbage Can. The Tamagotchi model is a classic approach to higher education that begins immediately after high school, leads to a bachelor's or master's degree, leads to a job, and ends the path to higher education. The Jenga model is more attractive to non-traditional students in short-term learning courses and focuses on the following stages of self-learning and organization. The Lego model is named separate composite modules of different sizes that create a self-contained, non-standardized learning path rather than a compact unit. The Transformer model represents learners who may be extended past their primary education but return to higher education to gain new knowledge or upgrade needed skills. According to this model, everyone should have opportunities to leave their current career path and change it. In the Garbage Can scenario, learners choose a combination of Tamagotchi, Jenga, Lego, and Transformer scenarios according to their work-life situation and individual goals. Universities and educational institutions depend on the institutional mission and focal values. In this scenario, applicants and academic institutions will have multiple teaching-learning choices. Digital developments are technical innovation and social innovation, the consequences of which should be considered for society, the labor market, and the higher education systemThe Tamagotchi model is a classic approach to higher education that begins immediately after high school, leads to a bachelor's or master's degree, leads to a job, and ends the path to higher education. The Jenga model is more attractive to non-traditional students in short-term learning courses and focuses on the next stages of self-learning and organization. The LEGO model is named as separate composite modules of different sizes that create a self-contained, non-standardized learning path rather than a compact unit. The transformer model represents learners who may be long past their basic education, but return to higher education to gain new knowledge or upgrade needed skills. According to this model, everyone should have opportunities to leave their current career path and change it.
