        This paper contains a comparative study of neighbourhood transformation taking place in different administrative parts of Tehran city in Iran. The way of occupation of different areas of the city show it’s certain economic, social and cultural identity and presents different landscapes in city. This paper tried to answer this question that how is population density during 1996, 2006 and 2011 in Tehran. This tried to recognize the spatial pattern for population density using ArcGIS, Geoda and techniques of spatial-statistical analysis especially spatial autocorrelation in better way by spatial-temporal investigation. Spatial autocorrelation measures the correlation of a variable with itself through space. The results show that during the three periods of 1996, 2006 & 2011 pattern of population distribution in Tehran has been clustered and has changed during these three periods. Although the intensity and concentration of High-High and Low-Low clusters is reduced however, the more high-density clusters have been formed in the city. Indifferent (Residual) zones have emerged during these periods in places where the High-High zones have formed, this means that New boundaries will change to form high-high clusters.         The present study was conducted to investigate, analyze and explain the physical-spatial changes of rural settlements at urban collection Mashhad during the last ten years. The research method in this research is descriptive-analytical and fundamental in terms of purpose. Documentary and field methods have been used to collect information. The sample population is 28 villages of over 20 households in urban collection Mashhad which were selected from different classes of population and different distances with Mashhad city. From 20083 households in sample rural areas, using the Cochran formula, a sample size of 377 households were selected by random sampling method. To test the conceptual model of research and the effect of identified factors on physical-spatial evolution was used with partial least squares technique and using Smart PLS software. According to the results, the coefficients t between the main variables of research were above 2.58, that is, the relationship is significant and direct; In this way, internal indices, adjacent to the metropolis of Mashhad and external factors have a positive and significant effect on the physical and spatial changes of rural settlements. According to the coefficients of the total variable, external factors with a coefficient of 0.947 have the greatest impact and the internal factors of the village have had the least impact on the physical-spatial changes of settlements. The results of spatial analysis and ranking of sample villages with the WASPAS estimation model indicated that the villages of Gorgi-Sofla, Hosseinabad-Ghorghi and Dostabad had the highest level of physical-spatial changes.         Achieving the balance and reducing the inequality in rural settlements requires studying and identifying the resources and facilities of these settlements. Indeed, spatial analysis of development identifies the inequality and deprivation of different areas and prioritizes actions to improve the quality of life. The present study is based on the purpose, applied and research method of descriptive-analytic. The required data are obtained using 29 indicators in various dimensions and by documentary method. The study area is Damghan and the statistical population of the study is all the inhabited villages of Damghan. The research indicators weighted using F'ANP model and data analyzed using VIKOR multivariable decision making method. Cluster analysis used in order to classify the studied villages, from the aspect of developmental levels and analysis of their inequalities, and linear regression used to analysis the effectiveness of the components (emphasized in the conceptual model) on the final index of development in the area of the study. The results of the study indicate that the development in rural areas of the study has not been uniformly and fairly. The spatial pattern of this situation has become unbalanced. In this pattern, population and facilities in some villages are overprovision and in the others are under provision. This has caused immigration, in particular among young people, and thereby eliminating the age and gender balance, undermining the economic foundations and raising unemployment rates. Also, this developmental inequality in the rural districts of Damghan city was most affected by two factors: "access to welfare services and the level of economic participation". Manuscript profile
