The present study was conducted to investigate, analyze and explain the physical-spatial changes of rural settlements at urban collection Mashhad during the last ten years. The research method in this research is descriptive-analytical and fundamental in terms of purpose. Documentary and field methods have been used to collect information. The sample population is 28 villages of over 20 households in urban collection Mashhad which were selected from different classes of population and different distances with Mashhad city. From 20083 households in sample rural areas, using the Cochran formula, a sample size of 377 households were selected by random sampling method. To test the conceptual model of research and the effect of identified factors on physical-spatial evolution was used with partial least squares technique and using Smart PLS software. According to the results, the coefficients t between the main variables of research were above 2.58, that is, the relationship is significant and direct; In this way, internal indices, adjacent to the metropolis of Mashhad and external factors have a positive and significant effect on the physical and spatial changes of rural settlements. According to the coefficients of the total variable, external factors with a coefficient of 0.947 have the greatest impact and the internal factors of the village have had the least impact on the physical-spatial changes of settlements. The results of spatial analysis and ranking of sample villages with the WASPAS estimation model indicated that the villages of Gorgi-Sofla, Hosseinabad-Ghorghi and Dostabad had the highest level of physical-spatial changes. Based on factor analysis, 5 of the 27 indicators studied were all having recognized special value is high and a total of 68.501 of the variance. The results also indicate that legal infrastructure components with a correlation coefficient 0.805, 0.801 urban poor information infrastructure for integrated management, Overlapping corporate functions in different organs of the municipal administration 0.782, Lack of accuracy entry-level position of urban management system with relevant organizations multiplicity of attitudes and political views by a factor of 0.784 and 0.777 the most effective and the most influential factors in the implementation of the integrated management of Tehran metropolitan city managers and experts were identified. Counter-urbanization has been defined with many definitions in research literature as increasing of the small town population in the process of urban expansion and development. This study investigates the counter-urbanization process in Isfahan metropolitan area based on an exploratory method using the population and immigration data, diurnal commuting, and the immigration motivators. The results show that, during different periods, population growth has been changed from the greater cities’ metropolitan area to the small towns. So that, there is less population growth near the main greater cities during the last decade. Regarding the immigration as well as migration effectiveness over the population, and immigration motivators, it can be said that the most important parameters of small towns’ expansion near the greater cities are better habitation opportunities, and finding better jobs. Furthermore, decreasing the diurnal commuting close to the greater cities shows that small towns, which are farther from the greater city, have more autonomy. In addition, based on polarization reversal model, and population development investigation in metropolitan areas, there are population development from the greater cities’ centre to the periphery area, which is leaded to decrease the population of the main greater city, and increase the population absorption in small towns. Consequently, the urbanization of Isfahan metropolitan area has entered to a counter-urbanization phase. Manuscript profile
